Mezzanine sleeper decks: design ideas from a North Hill HMO

The design work that makes a sleeper deck succeed: ceiling height analysis to confirm head height above and below, structural design that isn’t over-engineered, integrated storage that doesn’t intrude on the sleeping area, and access (ladder vs full stair) sized to the room.

At 125 North Hill we used sleeper decks in a 9-bed HMO to give each room genuine character and meaningful storage. The rent per room reflects the design effort.

Sleeper decks aren’t right for every HMO. Where the building cooperates, they’re among the highest-return interventions you can make.
