Our HMO handover day covers: a full walk-through with the landlord and lettings agent, written snagging schedule, full compliance documentation pack, manufacturer warranties, key handover, meter readings, and a written summary of contractor contact details for the defect liability period.

If the lettings agent is on site at handover — which we strongly encourage — they leave with the keys, the certificates and a property they already know how to market. The first viewing can be days later, not weeks.

It’s an hour or two of choreographed work that defines the start of the property’s rental life.
