What we specify: large-format porcelain tiles for fewer grout lines, fully tanked wet zones, robust tap brassware, a quality extractor that isn’t the noisy default, and shower screens rather than curtains. The first cost is higher than a budget spec; the lifecycle cost is much lower.

We also size en-suites generously. A cramped en-suite is the most-complained-about feature in HMO reviews and the easiest one to design out.
