Listed building consent considers the impact of works on the special architectural and historic interest of the building. Planning permission considers land-use and amenity impact. Both may be required; the assessments are different and the sympathetic approach is different.

The pattern that works: engage early with the conservation officer, develop the design with the listing in mind from day one, and use materials and techniques the building will accept.
Done well, listed building works enhance the property without compromising it. Done poorly, they generate enforcement action.
