A 6-bed HMO can usually be served by two well-planned bathrooms and a single shared kitchen. A 9-bed HMO almost always needs three bathrooms, a kitchen with twin appliances, and rethought fire compartmentation. The build cost per bed often comes down as the property scales, but the upfront capex is meaningfully higher.
