Mary Tavy sits right on Dartmoor’s western edge, which is a wonderful place to live and a slightly trickier place to build. The barn I was looking at this week had no mains drainage, marginal mains water pressure, single-phase electricity needing an upgrade, and a programme that has to allow for properly bad weather windows in January and February.
None of those things is a deal-breaker. They are line items that have to be in the take-off from day one rather than discovered at handover. A treatment plant, a borehole or rainwater harvesting strategy, a service upgrade and a realistic programme together added a meaningful chunk to the number — but at least it’s a number the client can hold.
The barn is going to be beautiful. The pricing has to be honest first.
