About Me

I have been actively working in the construction industry since 2002, beginning as a carpenter then progressing to university to undertake a Building Surveying degree. Since then I have had roles within construction management and have achieved my Chartered Institute of Building (CIOB) accreditation.

Most of my working life has been within the domestic sector of construction, specialising in extensions, refurbishments, HMO & flat conversions, kitchens & bathrooms etc.

My passion is detail and I enjoy knowing that things are organised. This is what drove me to setup SpeciBuild as I believe this service can reduce the stress involved with domestic works (for both client and contractor).

Why use us??

If you are after a range of drawings for Planning or Building Regulation approval then we would recommend enlisting an architects to undertake this.

However, generally architects would not get involved in smaller projects such as extensions under permitted development rights, garage conversions, porches, kitchen refurbishments, bathroom remodelling, interior layout changes etc.

This means that the onus is on yourself as the client to make decisions potentially outside your capabilities.

Most people would enlist a builder/contractor to then assist with feasibility and design. But their proposals may not necessarily be within the clients' best interests.

SpeciBuild are completely impartial but have the key knowledge of what is required for your project

What we do...

We offer the following services:

1

Feasibility meetings / reports

This helps you identify what is possible regarding design and budget. Meaning you do not waste time on projects that are likely to never actually take place.

2

Specification / Schedule of Work Documents

These documents provide details of what your project will include. This will have details that are more construction specific, for example; types of roofing felt to enhance heat retention or a waterproof tanking solution in a shower enclosure, through to finish specifications such as flooring type or window design. These documents ensure that the builders selected are pricing to the same information and that you know the product you will receive.

3

Value Engineering Sessions

Occasionally the prices received from contractors can be above the expected budget. We can sit down and review these quotes and make amendments to the specification to attempt to align with your budget.

4

Contract Management

Some clients like the security of using a contract, so if required we can assist in preparing a JCT (homeowners or minor works) contracts. We would generally only recommend this on the larger works such as extensions or refurbishments.

5

Snagging Surveys

Once the project is nearly complete we are happy to return to undertake a snagging survey to check everything has been completed to a suitable standard. This will come with a report itemising any remedial actions required.
